What property buyers look for online — and how to keep them on your site
A real estate agency in Serbia lives and dies by visibility — those without access to listings and the ability to display them easily don't exist for buyers. Halooglasi, Nekretnine.rs and 4zida.rs dominate search and all agencies are there. An agency website makes no sense if it's just a brochure — it must be a functional tool buyers can use to search, filter and contact. An agency with a good website and SEO gets organic enquiries that cost 0 dinars per click, unlike portals that charge for listings.
Minimum listing system for an agency website: listings displayed with photos (gallery, not just one image), search filters (property type, city/neighbourhood, price from-to, square metres, number of rooms), map with location display, contact form directly on the listing. More advanced: saved search with email notification, WhatsApp button directly on the listing, calculators (mortgage payment, value estimate). Without filters and search — the website is just a list nobody uses.
Listing system — the minimum it must have
Halooglasi API integration enables automatic pulling of listings from the portal to your own site — post once, shown everywhere. This saves time and ensures the website always has fresh content. Alternative: manual entry in custom CMS. For smaller agencies (up to 50 active listings) — manual entry is acceptable. For larger ones — API integration pays off from the first month. Important: don't copy content 1:1 from portals as duplicate content hurts SEO — write original descriptions for the website.
SEO for real estate: keywords with high purchase intent — 'flat for sale Belgrade', 'house Zemun for sale', 'one-bedroom flat Novi Sad price', 'office space rental Belgrade'. Each location and property type is a separate page with its own SEO. Blog posts answering buyer questions: 'how to buy a flat in Serbia step by step', 'what are the costs when buying property', 'how to estimate a flat's value'. These posts rank for informational queries and convert readers into clients.
Integration with Halooglasi and property portals
The difference between a good and bad real estate website: a good site loads fast (images are compressed), has clear navigation, every listing has a contact form, mobile version is usable. A bad site: gallery that can't be scrolled on a phone, contact only through a general form (not directly on the listing), no filters, images are 5MB each. Buyers looking for property are often on the move and viewing on their phone — mobile optimisation is not optional. Feather Studio builds real estate agency websites with custom listing systems.
